The hidden value of electric.

I just got off the phone with San Luis Valley Rural Electric. Costilla County recently passed regulations that all power must now be run underground. San Luis Valley Rural Electric is currently quoting $15-$20 A FOOT to run electricity. Then you add on an additional $2,700 for a transformer and $1,000 for a meter pedestal or pole and you can imagine how expensive that can get.

But you say that you found a 5 acres parcel for only a few thousand dollars? That's such a cheap price how can you go wrong?

It's true that there are plenty of inexpensive lots available in the area. In fact you should be able to get a real cheap lot about a mile from the power. And to get power TO that parcel you'll only need to spend about $100,000. That's 5,280 feet X $20 a foot = $105,600. Don't forget to add the cost of the transformer and the meter pole/pedestal. Still think that cheap parcel was a great deal?

How about a better parcel for a few more thousand dollars?

Take a nice parcel that is only 1,000 feet from the power lines as an example. Most of the parcels in the area are 330 feet wide by 660 feet long so using the 330 foot width this is a parcel that is only 3 lots away from a power line. That is a nice parcel indeed. Bringing electric power 1,000 feet to that lot can cost $20,000! Now don't forget the cost of the transformer and a meter pole/pedestal. A budget of approx $25,000 to bring in power.

You don't have to worry about it because this parcel has power lines on it so the cost will be minimal, a transformer and a meter pole/pedestal. For less than the price of a vacation you'll be able to tap into the power grid. Even if you decide to try solar/wind power someday you may change your mind and want to connect. With the power running across the front of your property that option will always be less expensive than it will be with parcels farther away from the lines.


This 5 acre parcel is located near the San De Cristo Mountains as well as Mount Blanca. It is located on County Road X which is a major County Road. The aerial below shows the subdivision. It is close to Blanca, Colorado and San Luis.

Water is provided by well or cistern. Although there are never any guarantees with wells, the Valley has the second largest aquifer on the continent underground. Sewage is to be provided by septic system or storage tank. These will need to be installed by buyer when needed.

It is the perfect area for a solar home although there is electric available ON THE FRONT OF THIS LOT on County Road X. This area has NO dues.
